Smethwick was one of the most intensely industrial parts of the Black Country, home to names like Tangyes, GKN and Chance Brothers, whose glassworks supplied the glazing for the original Crystal Palace. That history is written into the housing stock: long rows of Victorian and Edwardian terraces around Cape Hill, Bearwood Road and Windmill Lane, purpose-built for workers at the adjacent factories. These houses are compact, often with very small rear yards, and they present the familiar challenges — original copper or even lead on the rising main, chimney breasts full of old back boiler flue, and gas supplies that need upgrading from 15mm to 22mm before a new combi can hit its rated output.

Bearwood in B67 has a livelier high street feel, with a lot of flats above shops, converted houses and ground-floor retail plus residential above. Further north in B66, around Smethwick High Street, Grove Lane and Londonderry, the stock is more mixed, with pockets of post-war council housing and newer infill development interspersed with the older terracing.

The Galton Bridge and the Birmingham Main Line Canal run through the area, and Smethwick is close to both The Hawthorns (just over the West Brom border) and the Lightwoods Park area in Bearwood. Hard water is a constant across B66 and B67, and the age of the internal pipework in the older housing means we see a lot of pinhole leaks and noisy, scaled-up heating systems.
