Our Work in Tipton

Tipton's plumbing is shaped by its canal and heavy-industry past. The town sits on the Birmingham Canal Navigations and has a number of residential streets that back directly onto the water, which occasionally complicates external waste and condensate routing. Around Great Bridge, Princes End and Ocker Hill the housing is a blend of Victorian terraces, 1950s council-built semis and more recent brownfield developments on former works sites. The terraces around Owen Street and the canal basin are where we see the oldest pipework — some still has sections of lead on the rising main that need swapping before a new boiler goes in.

The ex-council estates around Tibbington, Horseley Heath and Lost City are typical of the Black Country: solid brick semis with single-skin extensions, originally fitted with back boilers or early combis in the 1980s. Upgrading to a modern Worcester Bosch Greenstar or a Baxi 800 combi, along with a Magnaclean filter and proper TRVs on every radiator, is probably our most common job in DY4. Newer developments off Lower Church Lane and near Dudley Port station tend to be fitted with System boilers and unvented cylinders, and those jobs are more about servicing, pressure vessel charging and occasional PRV failures.

Tipton is also where the Black Country Living Museum borders the town, and a lot of our customers are genuinely proud of the area's heritage. Hard water is an issue here just as it is across the wider region, and on the older pre-1965 houses we occasionally find pockets of galvanised steel supply pipework that can lead to discoloured water and pinhole leaks. Replacing these runs is usually straightforward and makes a lasting difference. J.Avery is Gas Safe registered and carries Worcester and Baxi parts as standard, which helps keep downtime short on breakdowns.

FAQs

Tipton FAQs

Common questions from homeowners in Tipton.

Do you cover all of Tipton including Great Bridge and Princes End?

+

Yes, the whole of DY4 is on our regular round, including Great Bridge, Princes End, Ocker Hill, Tibbington, Horseley Heath and the newer developments near Dudley Port.

My Tipton terrace still has lead on the incoming water main — does it need replacing?

+

It's worth replacing. Lead supplies are common in older Tipton streets and modern guidance is to swap the internal section back to the stop tap for copper or MDPE. We often do this as part of a new boiler install.

Is the gas meter usually big enough for a new combi in an ex-council semi?

+

The meter itself is usually fine, but the gas pipe run from it can be undersized. We test the working pressure before quoting and upgrade to 22mm where necessary so the new boiler reaches its rated output.

Can you sort external waste routing on a canal-side property?

+

Yes. We've worked on several canal-side houses in Tipton where the usual soil and condensate runs don't work. Options include condensate pumps and rerouting wastes into internal soil stacks.

How quickly can you attend an emergency call-out in DY4?

+

Tipton is central to our patch, so most emergency jobs are reached within 30 to 60 minutes during working hours. Evening and weekend cover is available for no-heat and leak situations.
